Design Build has become an industry standard approach to development for a growing number of commercial and industrial building projects of all sizes and types.

While the design build approach can surely help achieve and owner's objectives of early cost forecasting and fast track scheduling, the relationship is contractual.

The design builder supplies a product for a price. The contract is satisfied once the specifications are met, regardless of whether the owner's needs are served. The architect of record is not an independent agent, but is employed by the design builder.

The "Owner's Representative" is an agency relationship, with professional services being provided for compensation. The intent is to provide representation and guidance throughout the process.

In the initial phase the services are tailored to minimize the risks associated with making the global decisions as to who, what, where, when and how, while at the same time seeking to avoid an owner obtaining an early fixed price with incomplete requirements defined.

Once the design build team is selected, detailed work begins with the development of design documents, final pricing and scheduling, and then construction.
