While the traditional design/bid/build project delivery approach offers the best possibility that price and product will be related, certain considerations may favor an owner using a construction management concept.
Time pressures facing owners to construct and occupy new or renovated facilities start with their own internal project definition phase, in which requirements are determined, sites are selected and improved, and financing and regulatory approvals are sought. When all is in place during the project definition phase, a fast track approach can help the project move quickly, thus minimizing interest rates for construction loans, costs for current leases or premiums for facility maintenance. Fast tracking can also answer the need to move quickly to capture an advantage in a competitive market place. |
